Upstairs is the reason to come. A limestone pool, sun loungers, an outdoor kitchen and barbecue, and a long table under an automated vergola looking straight out to the ocean. The rooftop has its own bathroom, so nobody has to go back downstairs. Ocean one way, the skyline and hinterland the other.
Inside it is honed limestone, Italian terracotta and off-form concrete, with north-facing glass throughout. The Gaggenau kitchen opens to the living and dining room and a ten-metre balcony with ocean views. Each of the three bedrooms has its own ensuite, one with a freestanding bath, and a separate family room gives everyone space to spread out.
A secure lift opens straight into your private lobby, and two secure car parks are included. Walk to Miami Beach, follow the coastal path to Burleigh Heads, or head up the road for dinner at Nobby Beach.

RISE has the scale and privacy of a coastal house with the ease of a resort stay. It runs over several levels with indoor and outdoor living on each, so a big group can be together on the terrace or spread out across the lounges, the media room, the games room and the children's playroom.
The chef's kitchen has Gaggenau appliances and a full scullery, and the formal dining table seats twelve. Every bedroom is a king suite with its own ensuite and Byredo amenities. Riviera puts you in the middle of Miami, with the beach, the coastal path and Nobby Beach's restaurants all on foot. RISE sits at the southern end of the coast, where Kirra, Coolangatta and Snapper Rocks run into each other.

Miami Beach runs between Nobby Beach and the North Burleigh headland, 150 metres from the door. Walk the Oceanway along the sand, climb the rainbow staircase to Mick Schamburg Park for the view, and eat at Miami Marketta's laneway of street food and live music.
Kirra and CoolangattaAround RISE
Kirra Beach is below the terrace. Walk up to Kirra Hill Lookout, then follow the ocean path around Greenmount to Rainbow Bay and watch the surfers at Snapper Rocks.
