Room for everyone

Getting a big group together is easier under one roof. About two thirds of our Victorian homes sleep 10 or more, and the biggest sleep up to 20. Each page below lists how many a home sleeps, so you can compare at a glance.

Our largest homes are on the Mornington Peninsula, in Mount Martha, Rosebud, Flinders and Portsea, and in the Yarra Valley at Yarra Glen and Healesville. Many have a second living area, a games room or a pool table to keep everyone busy, and several have a pool, a hot tub or a sauna.

How the bedrooms and bathrooms split

Across our homes that sleep 10 or more, the typical home has five bedrooms and three bathrooms, and the range is three to eight bedrooms. A 14-guest home is usually two or three families, so look for two or more living areas, so everyone isn't in one room.

Each home's page has a bedding list that shows which beds are in each room. Use it to work out who goes where before you book.

Booking a big group

Large homes book out early for summer, Easter and long weekends. For long weekends, our biggest groups have booked around three to five months ahead. Sunday to Thursday nights are the quietest all summer, so a midweek stay is the easier one to find.

Our homes are for staying, not for parties or events. Each home's house rules say how many guests it can take and what is allowed.

What is the biggest home you have?
Our largest homes sleep 16 to 20 guests. The grid on this page shows how many each home sleeps, with the ones we would book first at the top.
Can we hold a party or event?
Most of our homes do not allow parties or events. Each home's house rules say what is allowed.
How far ahead should a large group book?
For summer, Easter and long weekends, three to five months ahead is a good idea. Sunday to Thursday dates are usually easier to find.
Where are the biggest homes?
Mostly on the Mornington Peninsula and in the Yarra Valley. Our Yarra Valley homes sleep 13 to 17 and all have a hot tub.
